The south is no longer as provincial as city folks once thought it was. Much like the Fort’s transformation from a military base to an area dedicated for business and leisure, the development is furthering its way south.

Based on a study conducted by independent property research firm Cuervo Far East, the rise of the Southern Manila West Growth Area (WGA) states that this part of the metro might just be the next CBD. The study noted that this area is a promising location for future property investments as property values may soar to around P100,000 per square meter or higher by 2019 based on a 10 to 15-percent annual increase in values.

With Alabang West’s commercial developments on the way, Megaworld will be holding off sales for the residential lots for a year by October 2015 to make way for the construction of the Rodeo Drive commercial strip. This being said, the value of the residential lots in Alabang West will then catapult its way up from a value of from an estimated 49,000 Php per sqm to 75,000Php per sqm by late 2016, which would continue to increase at a steady 10-15% per year value and would most likely exceed the research's prediction of 100,000Php per sqm by 2019.
